Is Your Home Protecting Your Family?

Radon is the leading cause of lung cancer among non-smokers in Canada. It's colourless, odourless — and the only way to know is to test.

  1. Any home can have high radon Radon enters through foundation cracks, floor drains, and construction joints. New or old, any home can be affected.
  2. Health Canada guideline: 200 Bq/m³ If your home tests above this threshold, a mitigation system is recommended. Roughly 7–10% of Toronto homes exceed this level.
  3. Long-term testing is the gold standard A 91+ days continuous monitor reading gives you the most accurate annual average — the number that matters for health decisions.
  4. Test every 2–5 years Radon levels can change after renovations, HVAC changes, or foundation shifts. Regular testing keeps your family protected.

Long-Term or Short-Term — Same Device, Different Duration

We use a calibrated continuous radon monitor for both tests. The hardware is the same — only how long it stays in your home and how the readings are summarized differ.

Long-Term Test 91+ days
✓ Most accurate · Health Canada standard

The monitor is placed in the lowest livable space of your home for at least 91 days. Hourly readings are aggregated into your annual radon average — the number that drives health-based decisions.

  • Accounts for seasonal variation in radon levels
  • Most accurate result for health-based decisions
  • Hourly data log for full transparency
  • Full written report included
  • Recommended by Health Canada for definitive results
Short-Term Test 48–96 hours
✓ Fast results · Real estate use

The same continuous monitor is deployed for 48–96 hours under closed-house conditions. Ideal for time-sensitive situations like real estate transactions or renovation planning.

  • Results in 48–96 hours
  • Hourly data log for full transparency
  • Common practice for real estate transactions
  • Suitable for urgent decisions
  • Health Canada recommends a long-term follow-up for definitive results

Don't Close Without Knowing Your Radon Level

A radon test during your conditional period gives you full information before you commit — and leverage to negotiate if levels are high.

  1. Request it during your conditional period Include a radon test condition in your offer. We can typically schedule within 1–2 business days of your request.
  2. 48–96 hours electronic test available Our short-term electronic monitor delivers results in 48–96 hours — fast enough for most closing timelines.
  3. High result? You have options If radon exceeds 200 Bq/m³, you can negotiate mitigation costs with the seller, or walk away with confidence.
  4. Professional written report provided You receive a clear written report documenting the test protocol, hourly readings, and final radon level — easy to share with anyone reviewing the property.

Protect Your Clients. Protect Your Deal.

Ontario has no mandatory radon disclosure law — but buyer awareness is growing. Here's why proactive testing is smart practice.

Avoid Deal-Killing Surprises

A buyer-ordered test late in the process can derail a deal. Pre-listing tests eliminate the unknown.

Increase Buyer Confidence

A clean radon report is a selling feature. It signals a well-maintained, health-conscious home.

Protect Your Liability

As awareness grows, undisclosed radon issues can become post-sale disputes. Documentation protects all parties.

Radon Testing Questions

Common questions about radon testing in Toronto homes.

Where should the radon detector be placed?
Radon detectors should be placed in the lowest livable area of your home — typically the basement or ground floor. The room should be used regularly (at least 4 hours per day). Avoid placing detectors in bathrooms, kitchens, laundry rooms, or near windows and exterior doors.
Do I need to be home during the test?
For long-term tests, you simply leave the monitor in place for 91+ days — no disruption to your daily life. For short-term tests (real estate timelines), closed-house conditions must be maintained for 12 hours before and during the test. We'll walk you through the requirements when we book.
What does the radon test report include?
Your report includes the measured radon concentration in Bq/m³, the test duration and location, the full hourly data log from the monitor, comparison to Health Canada's 200 Bq/m³ guideline, and recommended next steps.
My previous test showed low radon. Do I need to test again?
Health Canada recommends retesting every 2–5 years, or after any major renovations, HVAC upgrades, or changes to your basement. Radon levels can shift over time as your home settles and foundation conditions change. A previous low result is not a permanent guarantee.
Can I buy a radon test kit myself instead?
Consumer-grade radon kits are available, but placement errors and improper handling are common — leading to inaccurate results. Our professional placement ensures the monitor is correctly positioned, the closed-house protocol is followed, and the readings are interpreted properly. For real estate timelines, a professionally administered test is typically expected.
